Every project begins with a simple question: will it still feel relevant in fifteen years?

That question shapes location, massing, materials and the pace of execution. We prefer buildings that read quietly, age well and remain useful long after the first sale cycle is over.

First Project

Chiville is a residential building in Brașov — Norrma’s first completed project. The site sits between two streets at different elevations, and the architects at ADNBA used the level difference as a generative device rather than a constraint. The building divides into two volumes that step with the slope, creating a sequence of semi-private terraces at intermediate heights along the shared courtyard.

Thirty-eight apartments, twenty-nine typologies. Most are duplexes or triplexes, oriented toward both the old city and the forested hillside above Brașov. Chiville received the award for best residential building in Romania at the 2021 UAR-BNA Prize — selected from a field of thirty nominees.

That project defined what we have held to since: density calibrated to what the place can carry, architecture that improves with age, and the discipline to not add more than the site requires.

Sketches and Studies

Early drawings keep the project honest. We use them to test proportion, pressure points and the relationship between the building and its context before the details harden.
